- Make a list of features you are wanting; share this list with your Realtor. Focus on finding a home that meets these needs.
- Take the time to learn the market. Is it a Buyer’s or Seller’s market? Who might have an advantage? This information will help you when you decide to prepare an offer.
- Narrow your search by utilizing the computer to review photographs and data about different homes in your price range. Your Realtor will help you by previewing new listings as they come on the market and informing you of their features. If you are in a Seller’s market, act quickly!
- Focus on gathering the data needed to making an offer on a home. Read the Sellers’ Disclosure, analyze the market analysis that your Realtor will prepare for you, take into consideration the length of time the property has been on the market and its condition. What is the Seller’s motivation?
- Time is of the essence. Pay careful attention to all time periods and details in the contract. Provide your lender with all requested information promptly. Complete all inspections during your option period. Arrange for homeowner’s insurance. Review your title commitment and survey. Have utilities transferred to your name at time of closing. Do a final walk through before closing. Receive a copy of the settlement statement prior to closing.
